Principal Design-Build is a local family business specializing in new-build single-family homes in the Prairie Village and Fairway areas. Our design build team exceeds standard construction norms and utilizes high quality materials and craftmanship. PDB is not a production builder; instead, we focus on a handful of homes each year with attention to thoughtful design, construction details, and functionality. We use teamwork and expertise to achieve our goal of producing exceptional homes.

Bart Byard
Bart has bachelor's degrees from Kansas State University in Geology and Geophysics. After spending a few years at an engineering/architecture firm doing civil design and geophysics work, he had the opportunity to start building custom homes. Over 27 years later, Bart has built and remodeled numerous multi-million-dollar custom homes in the Kansas City area. He has assembled a team of subcontractors that have worked with him for years and meets his high expectations and standards. Bart is involved in daily construction management and handles items under the warranty period. He is highly responsive to homeowners and addresses questions and concerns quickly. Bart is a certified graduate builder and certified green professional with the NAHB. He is also a licensed contractor in Johnson County, Kansas, and Kansas City, Missouri.
Steve Busey
Steve earned a bachelor's degree from Kansas State University in Architectural Engineering. He has 39 years of experience as a structural engineer, including being the owner and principal of a successful engineering firm for 26 years. Steve now provides architectural design and engineering for our projects, including the development of all house plans. Steve is a licensed professional engineer in the states of Kansas and Missouri.
Stephanie Byard
After graduating from Kansas State University with a Bachelor of Science in Geography, Stephanie received a master's degree in urban planning from Virginia Tech University. She initially worked for an architecture/engineering firm doing environmental permitting. Later, she worked for 18 years in local government in a variety of roles including as a city planner and an engineering technician. She concluded her local government career with the city of Overland Park as the building permit supervisor where she focused on transitioning building permits into a fully electronic process to improve efficiency and cost savings. Stephanie handles accounting and other office management duties for PDB.
Jean Busey
Jean earned a dual bachelor’s degree from Kansas State University in biology and secondary education. After teaching chemistry for many years and after earning a master’s degree in counseling psychology from the University of Kansas, she transitioned to school counseling and continued this work until retiring. Jean has an affinity and talent for both exterior and interior design and handles the marketing and sales aspects of the business.
